This newly built custom home sits on a private, 3-acre lot in Sullivan County, NY. LodgeOnTheRocks53 is perched on a spectacular westerly hill with blue stone ledges, you can hear the sounds of the peaceful Mill Brook from every room. The home’s design was inspired by the original 1860s carriage house that once stood on this former quarry. Sustainability was paramount for the builders as they used wood from downed hemlock and pine trees and rock found on the property. The open concept design centers on a great room with vaulted ceilings and a large stone fireplace, flowing into a modern chef’s kitchen. You’ll enjoy the well equipped kitchen highlighted with solid hickory cabinetry, oversized black farmers sink, quartz countertops, large island, new LG appliances, and a gas convection/air-fryer stove. The kitchen leads to a large dining table with seating for 6, surrounded by screened in patio doors that open to both the backyard and large screened in porch. The property is a less than a one mile walk to the majestic Delaware River where you can swim, raft, tube, or fish, as well as enjoy delicious food and drink at the Mill Brook Inn. Down the hill and around the bend, grab fresh eggs from our neighbor – but you have to go early or else she’ll sell out! About 3 miles down the road, you can pick up any essentials, grab a drink and some really good food at The Outpost.
Within 15-30 minutes, you can indulge in all the Southern Catskills has to offer – in addition to the Delaware River rafting and hiking trails, you can visit the quaint shops and restaurants in nearby hamlets such as Barryville, Narrowsburg, Callicoon, and Cochecton. Or, drive the scenic Hawks Nest by-way to Port Jervis which boasts a brewery, a vegan restaurant, Foundry 42 which is so much more than an amazing coffee shop, along with shops and restaurants. The Eldred Preserve is a must see – great bar and restaurant, beautiful grounds, and various events, just 20 minutes from LodgeOnTheRocks53. Bethel Woods, site of Woodstock, is located just 30 minutes north offering a museum, live performances, exhibits and festivals. Resorts Catskills and Monticello Raceway are nearby as well.
