The 33 Buzziest New Buildings In New York
If there’s ever been a time start your house hunt and lock down the perfect pad, it’s right now.
From Midtown to Midwood, Boerum Hill to Bed-Stuy and Long Island City to Jersey City, there’s a gaggle of new residential projects coming to market this fall. Some are new development, while others are conversions. But all add to a massive rush of new opportunities for homebuyers citywide.
“We estimate that, in 2015, about 7,000 units are entering the market, and probably a similar, but lesser amount next year,” says property appraisal maven Jonathan Miller, though he adds this volume is still below the city’s 2004-to-2007 peak. “What you’re seeing took several years of planning … it’s at critical mass now. You’re seeing a ramp-up of product.”
And speaking of product, it’s quite diverse: There will be everything from a super-tall Billionaires’ Row tower on 57th Street to a boutique synagogue-to-condo conversion in the East Village. Some projects are crafted by award-winning architects; others masterminded by up-and-comers.
To be sure, New York real estate is so hot that prices are high, but that also means developers are doing everything they can to build, build, build so that there are enough apartments to go around at every price point.

111 W. 57th St.

Like trees growing in Brooklyn, skinny super-tall skyscrapers continue to sprout along Manhattan’s Billionaires’ Row. Located just down the block from One57, this under-construction 60-unit tower launches sales this fall. Rising 1,428 feet, it will stand over 80 stories. SHoP Architects is responsible for this power tower, while famed designer William Sofield is handling the interiors. Developed by JDS Development Group and Property Markets Group, this project is a neat blend of old and new. Specifically, it’s being constructed in the former interior courtyard of the landmarked Steinway Hall, and will rise next to and then over that existing property. Steinway Hall will house 14 units, while the tower portion will have full-floor and duplex (also full-floor) apartments. Prices will start at $14 million.

100 E. 53rd St.
The long-awaited Foster + Partners-designed 100 E. 53rd St. condo begins sales this month, with prices from $4 million. Developed by RFR, Vanke and Hines, and with interiors by William T. Georgis, the project will have 94 units with sizes from 1,320 to 6,571 square feet.
Apartments boast high ceilings, sustainably sourced American white oak floors and Gaggenau kitchen appliances.
The building will have a fitness center with swimming pool, and when you’re done burning calories, you can refuel at the ground-floor food hall or second-floor restaurant.
Completion/occupancy is slated for spring 2017.

If Midtown living is on your radar, here’s something to consider: This 40-story Soo K. Chan-designed condo, which will debut listings in October. There are 29 full-floor pads here, in a mix of two- to three-bedrooms, plus a four-bedroom triplex penthouse. They’ll come with floor-to-ceiling windows, oak flooring, open-concept kitchens with Gaggenau appliances, plus rain showers and heated marble floors in the bathrooms. The barrier to entry is $5 million for a two-bedroom. As for the rest of the building, there will be an indoor/outdoor lounge for residents, a terrace dining room connected to a zen garden and a fitness center next to a spa facility with a private treatment lounge. Occupancy is projected for December 2017.

The Bryant

There’s a first time for everything. In the case of architect David Chipperfield, The Bryant — a 33-story tower with 57 condos facing Bryant Park — marks the Briton’s first New York City condo project. The residential portion spans floors 16 to 33, and includes one- to four-bedroom units priced from $2 million to $10 million-plus. They’ll range from roughly 900 to over 5,000 square feet in size. Located at 16 W. 40th St., the property will have an attended lobby, fitness center, terrace overlooking Bryant Park and bike storage. Floors 2 through 15, meanwhile, will house a 230-room hotel. Sales start this month; completion is slated for spring 2017.

Finally! Starchitect Zaha Hadid’s first New York City project launched sales last week. Located right next to the bustling High Line, the development will have 39 condo units, ranging from two- to five-bedrooms and 1,700 to over 6,000 square feet. They’re modest numbers when compared to the project’s prices: $4.95 million to $50 million. But hey, that’s what you pay for cachet. The building anticipates a 2017 opening.

Gramercy Square

The former Cabrini Medical Center is being converted by heavy-hitting developers Chetrit Group and Clipper Equity into a four-building luxury condominium complex, with sales beginning this month. Located between Second and Third avenues and East 19th and 20th streets, these buildings come designed by Woods Bagot inside and out. There will be 223 units — from studios to four-bedrooms and penthouses. They’ll range in size from 700 to over 6,000 square feet, and their prices will span $1.3 million to $33 million. Not only will the development have a private 25,000-square-foot central garden, but underneath it there will also be a 12,000-square-foot club for residents. The latter’s features include a 75-foot pool, media room, La Palestra-managed fitness center, wine room, children’s room and — believe it or not — a teen room. Units will be ready this winter.

520 Park Ave.

This beyond-luxe Robert A.M. Stern-designed condo officially launched sales last week. If you want in, prepare to pay big: The average unit price of its 33 palatial pads is a whopping $38 million. That’s mere change compared to the 54-story building’s 12,400-square-foot triplex penthouse (with 1,700 square feet of exterior space), which will ask an ice-cold $130 million. Zeckendorf Development, Global Holdings and Park Sixty LLC are all lending their hands to the Indiana limestone-clad project. Other than that mega-penthouse, there will be 23 full-floor simplexes, four simplex penthouses and five duplex penthouses here. The duplexes and triplex will look out to unspoiled views of Central Park, the Upper East Side and Midtown. Building amenities include a two-level health and fitness center, swimming pool with vaulted ceiling and hand-carved stone walls, children’s playroom and seven guest suites available for purchase, plus space for screenings and meetings. Construction is expected to be completed in early 2018.

212 Fifth Ave.

Call it the most New York address ever. The condo conversion of this 24-story, 48-unit prewar located on the northwest corner of Madison Square Park began sales last month with prices from $3.8 million. Selections include a mix of two- to four-bedroom homes, as well as a triplex penthouse. The units are designed by Andrew Sheinman of Pembrooke & Ives, and boast open layouts, high ceilings and chevron-patterned oak hardwood floors throughout. Finishes include Calacatta Gold marble counters and ash-milled wood cabinetry in the kitchens, which also have Gaggenau appliances. The building has a full floor of shared amenities, such as a lounge with catering kitchen, screening room, fitness center, golf simulator and more. There’s also a 24-hour concierge and valet parking. Interested? Units are expected to be delivered relatively soon, in spring 2016.

The Fitzroy

Over in West Chelsea, there’s a new 10-story building in the works at 514 W. 24th St. that doesn’t resemble its glassy, ultra-modern neighbors. Dubbed The Fitzroy, this fully Roman and Williams-designed property will come clad with a green terra cotta facade and copper windows — all inspired by the history of New York City. Sound tempting? Sales launch this month. The Fitzroy will have just 14 units — two- to five-bedroom condominiums occupying half or full floors — with prices from $5.2 million to over $18 million. Located along the High Line and developed by JDS Development Group and Largo Investments, residences will boast 11-foot ceilings and chevron-patterned oak floors, while some will have fireplaces and private outdoor space with summer kitchens. The condo will also have a La Palestra-designed fitness center, landscaped rooftop lounge and a wine cellar with a secure wine locker for each apartment. Occupancy is slated for late 2016.

The new condo at 280 Saint Marks Ave. — located in Prospect Heights, close to Prospect Park — will begin sales this month. The 32 units here include one- to four-bedrooms from 870 to 2,475 square feet. And best yet, all apartments will have outdoor space: either a terrace, balcony or small yard. Building-wide, there will be a residents’ lounge, garden, bike storage, fitness center, playroom for the kiddies and parking garage. Completion is expected in 2017.

77 Condominiums

August saw the sales launch of this project, a 20-unit new-construction development aptly located at 77 E. 110th St. in East Harlem. Sixteen of these apartments sell for market rate, with prices from $828,000 for a two-bedroom, 1.5-bathroom home. (Four will be sold at cheaper prices through a city-run lottery for buyers who meet income restrictions.) Designed and developed by PM Architecture PC, this property is shooting for that eco-friendly LEED Gold certification. Seventeen units have two bedrooms and 1.5 bathrooms, two have an even two bedrooms and two bathrooms, while just one has two bedrooms and three bathrooms. They all have acacia hardwood flooring throughout, as well as full-size kitchens with quartz counters, dishwashers and microwaves. The building has a virtual doorman, roof deck, landscaped courtyard, fitness center and — for rent — covered parking and bicycle storage. Occupancy began last week.

415 E. Sixth St.
If you’re looking for a very boutique downtown condominium — we’re talking just three units — look no further than 415 E. Sixth St., a five-story project that begins sales later this fall.
And if you’re a member of the tribe in need of a local shul, again, look no further.
This project is a synagogue-to-condo conversion, with the congregation, Adas Yisroel Anshe Mezritch, remaining in place on site — just on a smaller-scale.
There will be two floor-through units with two bedrooms and 2.5 bathrooms apiece, as well as a duplex penthouse with three bedrooms. Prices will start at $2.95 million for one of the full-floor apartments. Features include ceilings up to 17 feet in some living rooms, keyed elevator entry and original stained-glass windows. The apartments will measure between roughly 2,000 and 3,400 square feet, and they’re expected to be delivered by the end of the year.

1 Great Jones Alley

Luxury doesn’t always mean privacy, but at this new project in NoHo, it’s a major perk. The entrance for this 12-story BKSK Architects-designed condo stands at the end of a historic Belgian block alley; residents first enter a gate by foot or by car, then head down the alleyway to reach the attended lobby. There will be 16 units here that range two- to four-bedrooms, as well as a duplex penthouse. Most of them will have private outdoor space. Other luxe trappings: over 10-foot-high ceilings; open-concept living and dining areas; and Juliet balconies with 10-foot sliding glass doors. Their prices will range from $3.77 million to over $20 million, and they’ll measure 1,800 to 5,400 square feet. Shared amenities include a private HMWhite-designed landscaped garden, wet spa with thermal baths and glass-enclosed steam room, a Jay Wright-designed gym and storage. It’s not often that new buildings come to SoHo, and late fall will see the launch of a prime beauty set right in the heart of this ultra-chic nabe.
Dubbed 52 Wooster, this four-unit condo is developed by Continental Ventures, designed by Arpad Baska and has interiors by GRADE New York.
Three apartments have three bedrooms, while the penthouse has four. They range in size from 2,044 square feet to 4,263 square feet and — best of all — feature outdoor space.
Want a piece? Pricing starts around $5 million. Completion is scheduled for summer 2016.

Citizen360
Yorkville has a number of residential projects in the pipeline, and Citizen360 — located at 360 E. 89th St. — comes to market this autumn.
Developed by Anbau and designed by SHoP Architects, this 34-story condo will house 84 units ranging from one- to four-bedrooms and roughly 900 to 4,500 square feet.
They feature open floor plans, floor-to-ceiling windows and high ceilings. Amenity spaces, designed by Clodagh, will include a lobby with a green wall, fitness center, entertainment suite with art studio, music room, screening room and automated parking available for purchase.
Prices are estimated from $1.3 to over $12 million. Completion is estimated for early 2017.

465 Pacific St.

For those looking to be in Boerum Hill, keep an eye on the Morris Adjmi-designed 465 Pacific St. condo, which entered the market last week. There will be 30 units, 14 of which will have private terraces, while all will have oversized windows 4 feet wide and 8 feet high. But for buyers nabbing a unit without an outdoor escape, the development has four private rooftop cabanas available for sale. The apartment mix includes one-bedrooms to three penthouses, with one of the latter having a mighty five bedrooms. Meanwhile, the building — developed by Avery Hall Investments and Aria Development Group — has a package of sweet amenities: fitness center, children’s playroom, double-height lounge for residents and a 1,300-square-foot roof garden with panoramic views, among others. Prices begin in the six digits at $795,000. Occupancy is slated for early 2017.

Toll Brothers City Living is at it again, this time developing a luxury condo located just west of Union Square. Sales went live late last month for this Morris Adjmi-designed structure, which stands 19 stories and has 53 apartments ranging from one- to four-bedrooms. Prices start at $1.5 million. Fancy features include chef’s kitchens with custom oak cabinetry, marble countertops and backsplashes and Gaggenau appliances. As for building amenities, there will be a full-time doorman and concierge service, fitness center, double-height lounge with billiards table, screening room, children’s playroom and more. Occupancy is slated for winter 2016.

In the West Village, Naftali Group is working on a building called The Shephard, which debuted listings late last month. The developer gut-renovated a former warehouse down to its original framework, and added three penthouses, a new lobby entrance and a private garden for residents. Architect Beyer Blinder Belle oversaw the work, and Gachot Studios lent its touch to the interiors. The work will yield 38 condos — over 25 of which will have unique layouts — from studios to five-bedrooms. Apartment details seem quite nice, such as living rooms with vaulted ceilings and herringbone-patterned oak floors, and custom-designed kitchens with Miele appliances. Beyond the garden, residents will also share a gym, lounge, basketball court, spa, game room, library and more. Fall 2017 is when you can expect occupancy.

XOCO 325

After reading this, you can brag about knowing some Catalan — a regional language largely spoken in eastern Spain. The 21-unit XOCO 325 (”xoco” meaning chocolate in Catalan) is a ground-up condo aptly situated on the site of a 19th-century chocolate factory, and it too is launching sales this fall. Located at 325 West Broadway in SoHo, the DDG-designed and developed project will have one- to four-bedroom pads standing 1,055 to 4,837 square feet, with prices from $3 million. Apartments will have custom-designed white oak and white lacquer cabinetry with solid wood edging in the kitchens, as well as Gaggenau appliances and Sub-Zero wine coolers. XOCO 325 will also include a fitness center, 24/7 concierge/doorman, a private garden, private storage and storage space for bikes. Occupancy and completion are slated for 2016.
